Stephen is a Partner in Morrison Cohen’s Real Estate Department, where his practice focuses on acquisitions and sales of real property, real estate financings, joint venture work, and representation of both landlords and tenants in office, retail, and warehouse leases.

Stephen has regularly represented both purchasers and sellers of real estate properties nationally, including office buildings, retail properties, shopping centers, apartment buildings, commercial condominium units, warehouses, and mixed use properties. In connection with said transactions, Stephen has represented his clients in negotiating joint venture agreements, financings (both senior and mezzanine loans), and development and construction agreements. Stephen also has extensive experience in representing landlords and tenants in office and retail leases. His clients have included major developers, multi-billion dollar funds, and famous fashion designers, as well as corporate and individual investors. Stephen has been involved in many multi-property transactions and complicated financing transactions as well as matters involving some of the most prominent buildings in New York City.

  • The acquisition of a large office building located at 1 Lincoln Center, Syracuse, New York including coordinating the financing
  • The acquisition of an office building located at 1 Park Place, Syracuse, New York including coordinating the financing
  • The acquisition of a warehouse in Maspeth, New York
  • The acquisition of an office building located in Boulder, Colorado including coordinating the financing
  • The sale of a leasehold interest in a 440,000 square foot New York City office building at 132 West 31st Street, New York, New York
  • The sale and leaseback (of a portion) of the office building located at 510 Fifth Avenue, New York, New York
  • The acquisition of a large office building on William Street in downtown Manhattan including coordinating the financing and negotiating the joint venture agreement
  • The acquisition of a large office building on Wall Street in downtown Manhattan including negotiating the joint venture agreement
     
  • The acquisition of an office complex in New Jersey for $125 million including coordinating the financing and negotiating the joint venture agreement

  • The restructuring of a $100 million first mortgage relating to a defaulting mortgage on an office complex
  • The restructuring of a $25 million first mortgage relating to a defaulting mortgage loan on an office building
  • The sale of a 3 shopping center portfolio on Long Island to a REIT
  • The leasing of a mixed use retail/office building in the Meatpacking District in New York City on behalf of the landlord
  • The leasing of a full floor in a large Times Square office building on behalf of the tenant
  • The leasing of numerous retail stores on behalf of a landlord in East Hampton
